About the role

The Capital Accountant plays a pivotal role in collaborating with the Manager – Budgeting Forecasting and Capital to partner across the organisation in the development and delivery of the policies and procedures around capital reporting and forecasting.

 

This is to allow the Executive leadership to efficiently deploy the capital resources across the organisation and ultimately to deliver quality products to the residents and their family.

 

 

The responsibilities we will trust you with:

Internal Process and Monitoring:

  • Monitor the capital control processes and procedures including - CWIP monitoring and management, FAR monitoring and forecasting (including capital/depreciation outcomes).  For each operational area ensure alignment between key stakeholders is managed and maintained, while ensuring adherence to company documented policies (which will evolve and continue to be developed).
  • Monitor the contract review and approval process which enables positive outcomes for the Company (in terms of the costs and outcomes balanced with time and risk). Enable contracting deliverables to improve the outcomes while focusing future spend with key suppliers who have aligned goals and outcomes to that of the Company.
  • Collaborate with the Manager - Budgeting Forecasting and Capital in the ongoing development of the Group’s capital management assessment tools to ensure the appropriate control and allocation of funding to a variety of areas (Property, IT, project and other)
  • Develop, implement, and monitor financial internal control policies in relation to the tangible and intangible assets and the associated systems
  • Improve company processes/policies in fixed asset and CAPEX areas

 

Capital Project and Reporting:

  • Presenting the financial outcomes of capital projects including analysing and explaining variations between actual and budget/forecast performance on a project-by-project basis
  • Support the collation of timely and accurate information in the preparation and submission of business cases to ensure the appropriate approval of capital projects
  • Preparation and review of cash flow projection to enable the appropriate funding of projects within agreed budgetary outcomes

 

End of Month Process and Reporting:

  • Facilitate the understanding of repair and maintenance/software/general OPEX in the Property and IT operational areas to enable expenditure to be optimised while not impacting the operational quality of care at the homes
  • Maintaining the Fixed Asset Registers (including the tax register for Income Tax return and/or statutory reporting), running monthly depreciation and balance sheet reconciliation of Fixed Asset/Work-In Progress (WIP) accounts
  • Monitoring and management of the Fixed Assets/Insurance-related balance sheet reconciliation processes
  • Performing high quality weekly review of fixed asset capitalisation as per company’s policy including review of other OPEX accounts as required
  • Monitoring repair and maintenance (R&M) cost to ensure its proper allocation and posting monthly R&M accrual
  • Providing accurate reporting and analytics on capital expenditure (CAPEX) and R&M spend for each home to internal stakeholders (Head of Asset Management, Chief Development and Property Officer, Regional Managers, Head of IT Operations, etc.)

 

 

 

Special Projects

  • Work across a variety of projects to ensure the Fixed Asset Register is maintained and transitioned over for all newly acquired and/or newly built homes
  • Participate in the wider finance team development of new and emerging team members

 

The person who will be amazing in this role:

  • 2-3 years+ experience in the Property Development/Services areas with a proven track record in planning, forecasting, and budgeting for multi-locational business units with a significant CAPEX base
  • Well-developed written communication skills – ability to draft reports and presentations that will be presented to members of the management team/key stakeholders
  • Demonstrated ability to create change and 'cut through' and enable outcomes to be achieved with multiple stakeholders
  • Developing capital management, project management planning and analysis skills
  • Broadly proficient with current technology (including Microsoft Office and general computing skills)
  • Strong communications with the ability to engage across the business
  • Advance Excel and Microsoft BI skills
